Founded on a Simple Idea

My name is Liam Borner, and I founded Covered Bridge Property Management with the belief that property management should feel less like handing your property off to a large corporation and more like having a trusted, detail-oriented partner looking after it as if it were their own.


Covered Bridge was built around a simple idea: owners deserve proactive, transparent, and personalized management, not a one-size-fits-all system where properties become just another number in a large portfolio.


I intentionally operate with a hands-on, relationship-focused approach that allows each property to receive the level of attention it deserves. From tenant communication and maintenance coordination to inspections, turnover oversight, and owner reporting, I focus heavily on organization, responsiveness, and preventative management. My goal is not simply to react to problems when they arise, but to help prevent them from becoming expensive issues in the first place.


I am also a licensed REALTOR® with Pall Spera Company Realtors in Stowe, Vermont. My real estate background gives me a deeper understanding of the local rental market, property values, and how to help owners make sound decisions about their investments over time.


After moving to Vermont several years ago to help my sister renovate and manage her properties, I quickly developed a strong appreciation for both the responsibility and value of thoughtful property oversight. That experience gave me a firsthand understanding of what owners actually need, and ultimately became the foundation for Covered Bridge Property Management.

We have invested heavily in building detailed systems and operational workflows designed to create consistency, accountability, and efficiency across every aspect of management, from maintenance coordination and inspection documentation to tenant onboarding and owner communication standards.

At the same time, we understand that property management is still a people business. Systems matter; but so do judgment, communication, and care. That's why we combine modern management technology and organized operational systems with a much more personalized level of service than many larger companies are able to provide.

Covered Bridge Property Management is based in Morrisville, Vermont, not a regional office of a national firm, and not a management company that operates remotely from outside the area. We live and work here, which means we understand the seasonal demands, the local vendor landscape, and the conditions that affect Northern Vermont rental properties year-round.

We proudly serve residential property owners throughout Northern Vermont, including Stowe, Morrisville, Morristown, Hyde Park, Johnson, Waterbury, Lamoille County, and surrounding communities.
